Pre-Construction period in design terms and as stated in RIBA’s Architect’s Plan of Works involves stages C to G of the plan. This period aims to “develop the employer’s requirement’ document by way of prescriptive information or by performance specification and in sufficient detail to identify the allocation of risk between the client and the contractor prior to inviting tenders at stage H.”

In spite of the form of the probable procurement we work along with our client to accomplish adequate Tender Documentation. We can join the Lead designer (or Lead the design ourselves) at any of the stages A to H and provide adequate services pertinent to the Stage(s) for which we will be employed.

Independently from the Feasibility stage the Pre-Construction period is our prime service field. In this period we work alongside our client through the design process from - Outline Proposals (C), through Detailed Proposals (D), Final Proposals (E), Production Information (F) until Tender Documentation(G) is completed.

We contribute to the project at every step of the way; from a customer’s strategic brief and architect’s jottings, we build a concept design, device its design alternatives and find a suitable building form and components sizes for it. We go on to provide complete analysis of the issues and opportunities presented by the project in spite of the complexity, budget, schedule or scale of the project and in spite of the form of the probable procurement method; when a scope is identified we execute it to client’s satisfaction
