Design Coordination and Detailing
Procurement methods determine the overlapping of design stages. Our services cover the design from inception through detailing to construction stages. The marker of the start of our role at post-tender stage is the closing status of the design at the end of pre-tender stage. This could span part, all, or more of the following activities.
Contribute to preparation or assembly of main contract documents.
Provide production information for issue
Implement administrative arrangements
Contribute to nomination or naming procedures for contractors/specialist contractors
Obtaining authority to proceed to next step of progress
Provide additional information when reasonably required
Advice on the need for variations
If instructed provide information for variations
Examine and comment on design information provided by or through contract advice client/client representative as necessary
Advice on work included on interim certificates.
Assist with evaluation of claims
Make site visits and report to client/client representative
Contribute to progress and performance review meetings.
Attend contractor meetings as appropriate
Receive specified data from contractor; incorporate in Building Owner’s Manual.
Inspect the works
Attend handover meeting, tour the works; client receives keys from contractor and Building Owner’s Manual from Contract Administrator and Fire and Safety from Planning Supervisor.
Confirm completion of outstanding items.
Building Owner’s Manual [manual may include: Drawings of the building and the main lines of drainage, Drawings of building services installations, test results, commissioning records, certificates for building services installations, information required for operation of facilities and general advice on maintenance].
Advice necessary action for defects
Advice client/client representative on extension of time review
Make pre-final inspection and prepare schedule of defects and incomplete work.
Make final inspection and confirm that all works are complete
Advise client that consultancy services are complete.
